Accommodation

A small porch acts as a divide from the main front door and into the sitting room, where the charm and elegant period features are immediately on display. The rugged stone walls and feature fireplace make for a cosy room, with door sprouting off to a dining area an additional adaptable reception room. Currently, this is arranged a ground floor double bedroom, but could easily be used as a snug, office or even a play/hobby room. With ample space for a table and chairs, the dining area also houses the boiler and looks out to the rear garden. There is also a very useful storage area and doors present the rest of the home. To the left, a four piece bathroom suite comprises of a WC, wash hand basin, bath and separate enclosed shower cubicle with a partly tiled surround.

A door opens up to the stairs that lead to the first floor, while another heads into the kitchen. This deceptive and compact space has an abundance of storage with an array of wall and base cupboards and drawers. Work surface space is aplenty, with an insect stainless steel sink/drainer underneath a window overlooking lovely section of garden. Space is also provided for appliances such as an electric cooker, fridge/freezer and washing machine.

Rising upstairs, a window illuminates the landing from the rear aspect, what immediately to the right is a useful WC. Bedroom three is also right here, a double room and enjoys the benefit of the aforementioned views across the rural landscape. Both of the bedrooms faced that aspect at the front, and also both comfortable double rooms, particularly the main room is an impressive size.

Outside & parking

Arguably outside is where the biggest opportunity is, with the deceptive space opening out to a large garden with bags of potential! A small patio adjoins the back of the property itself and it opens up to a neat section of lawn, decorated with a few small shrubs and enclosed with fencing. A disguised walkway underneath a small tree leads to an easy-to-maintain area laid to shingle, with gate at the side providing access. The garden then opens up further to a wide green space, predominantly late lawn and directly looks out over the beautiful views. A variety of established bushes and shrubbery create interest to an otherwise neutral space, which does currently benefit from a couple of large storage sheds at the bottom of the garden.

Location

The property occupies a prominent position in the village of Landkey, featuring wonderful views towards countryside that adjoins the area. Situated along Blakes Hill Road which leads through the heart of the popular village, Landkey plays host to a number of local amenities which include The Castle Inn public house, as well as a tea room and well regarded primary school.
